Northern Ireland
The Belfast property market
Northern Ireland’s capital — its largest and most active market.
Belfast is the economic and cultural heart of Northern Ireland, with two universities, a growing tech and professional-services base and a property market that has recovered strongly over the past decade. It is the focal point for buyers and investors across the region.

HM Land Registry Price Paid Data covers England & Wales only — for Belfast sold prices see your national land registry. The full data dashboard below still applies.

Understanding Belfast
The market is sharply geographic: the leafy south around the Malone Road and Stranmillis commands the strongest premiums and university demand, the east through Belmont and Strandtown is established family territory, and the regenerated city centre and Cathedral Quarter offer an apartment-led market. Sales here run under Northern Ireland’s own conveyancing system.
Note that several Great Britain data sources do not extend to Northern Ireland: HM Land Registry sold prices, the data.police.uk crime feed and the Environment Agency flood feed all stop at the Irish Sea. Where that is the case we say so plainly and point you to the NI equivalents rather than show a figure that does not apply.
