Good data shouldn't need a business account
Every figure on this site — sold prices, EPC ratings, crime rates, flood risk, planning history — already exists in an official government dataset. HM Land Registry publishes it. So do the Environment Agency, Police.uk, the VOA and HMRC. None of it is secret.
What's missing isn't the data — it's access. The platforms that stitch these sources together into something usable are built for estate agents, lenders and surveyors, and priced accordingly: often thousands of pounds a year, per seat. A homeowner or a first-time buyer trying to check the same things is left switching between separate government portals, none of which were designed for someone making a one-off decision.

The core tools and data are free, permanently — not a trial. What we show is deliberately unglamorous: no fabricated valuations, estimates are always labelled as estimates, and every range comes with the number of comparable transactions behind it, so you can judge it yourself.
One place instead of seven portals
Sold prices from HM Land Registry, EPC data from GOV.UK, crime from Police.uk, flood risk from the Environment Agency, council tax from the VOA — normally that means five separate websites and five separate search boxes. We bring them together for one postcode, in one search.

Your Property Check is built and run by a small UK team at Check Labs Ltd, based in Birmingham. We're not chasing venture-scale growth — we make a handful of honest property products and keep them running properly.

We'd rather have fewer tools that are genuinely accurate and clearly sourced than cover every postcode gimmick going. If we can't source a figure honestly, we don't show it — we say so instead.
