Every input comes from a named GOV.UK or public authority source — Police.uk, the Environment Agency, HM Land Registry and more. No scraping, no opinion.
Deterministic, not a guess
The number is calculated by a fixed formula from the underlying flags. The same property always produces the same score — there is no AI black box behind the figure.
Honest about gaps
If we can't gather enough data (under 70% of components), we suppress the score rather than show fake precision.
Never a valuation
PropertyCheck IQ measures risk and quality signals — not price. We will never invent a magic valuation number.

What goes into the score
Six components are weighted by their real-world impact and combined into a single 0–100 figure. Each maps to a named public-data source.

- PropertyCheck IQ is a 0–100 score that summarises the risk and quality signals for a UK property and its surrounding area, built entirely from official public data. A higher score means fewer concerns.
- How is the score calculated?
- We score seven components — crime, flood and environment, tenure and lease, planning constraints, property condition, and local amenity and demand — each weighted by its impact, then combine them into a single 0–100 figure with a traffic-light band.
- Is a high PropertyCheck IQ score a guarantee?
- No. It is an informational signal to help you ask better questions, not legal or financial advice. Always commission a survey and your own legal checks before buying.
- Why is my score sometimes unavailable?
- If fewer than 70% of the data components are available for an address, we deliberately suppress the score instead of guessing. Partial data would be fake precision.
