Your Property Check is a free UK property-data service from Check Labs Ltd. We keep it free in two honest ways: our own paid products, and a small number of affiliate links to third-party services. This page explains both.
Our own products
Most of what we charge for is our own: OfferCheck, the Property Pack Maker, and Landlord CertCheck. When you buy these, you are paying us directly — there is no third party involved.
Affiliate links
Some outbound links to partners — for example finance, insurance, conveyancing or removals providers — are affiliate links. In plain terms:
We may earn a commission. Links go to third parties; we don't advise on or arrange these products.
Where we show an affiliate link, we aim to flag it nearby and link back to this page. Clicking one never costs you more, and you are always free to go direct to the provider or shop around.
Cash Offer Check — how we're paid
The Cash Offer Check is an introduction service, and it is completely free to sellers: no fees, no lock-in, and the buyer covers your conveyancing. We can offer it free because it runs as a partner programme — if a sale completes, the funded buying partner pays us an introduction fee in a professional, arm's-length arrangement. You never pay us anything, the fee is never added to your side of the transaction, and it does not change the offer you receive: the indicative range we publish (typically 70–85% of market value) is stated up front, before any introduction is made.
Our data stays independent
This is the important one. Our figures, scores and verdicts are produced from real government and public data using deterministic maths — they are never influenced by whether a partner pays us a commission. We do not sell rankings, and a commission never changes a number, a risk flag or a recommendation. If we can't show something honestly, we say so rather than fill the gap.
Financial promotions & the FCA
Check Labs Ltd is not authorised or regulated by the Financial Conduct Authority (FCA). Information on this site is provided for general guidance only and is not financial, legal, or tax advice. We don't advise on, arrange, or recommend specific financial products — any finance or insurance links simply take you to a regulated third party who does. Always verify with a qualified professional before making a decision.

Independence in practice
Every number in an OfferCheck report comes from government data — never from a partner.
