1no. Oak (located in rear garden of no. 9 Kings Road) - Lateral reduction of two overhanging branches of an extending into the garden of 11 Kings Road, pruning them back to the property boundary or to suitable, viable growth points closest to the boundary. The overhanging sections of the two branches are heavily declining and contain significant deadwood. Small fragments of deadwood frequently fall into the garden area below, presenting a safety hazard. The foliage is restricted entirely to the very tips of the branches, with the lower and mid-sections appearing completely bare. Works are a preventative measure to eliminate the risk of a major structural failure or heavy branches falling into the garden.

1no. Mature Oak (T1) – Crown reduction by reducing the lateral spread of the canopy by up to 3m on the longest extending limbs and by up to 2m elsewhere around the crown, maintaining a natural and balanced canopy form. The tree is situated within a commercial car park and overhangs adjacent pavement and highway areas. The crown also extends towards nearby telephone and overhead power lines. The proposed works form part of an ongoing cyclical maintenance programme to manage the size and spread of the crown in relation to surrounding infrastructure and site usage. A visible stress line is present from the principal stem union extending down the main trunk, indicating a potential structural weakness. The proposed crown reduction will lessen end-weight and sail effect throughout the canopy, thereby reducing loading on the main scaffold limbs and stem unions. This will help minimise the likelihood of branch or stem failure and improve the long-term management of risk associated with the tree's location above areas of regular pedestrian and vehicular activity. The works will retain the tree's amenity value while promoting its continued safe retention within the landscape.

SO53 2NA, the sampled postcode sitting at that median: On the English Indices of Deprivation 2025, this postcode falls in decile 9 of 10 — where 1 is among the most deprived 10% of England and 10 the least deprived. It's area context for the wider neighbourhood, not a judgement on any individual home.

Contains public sector information licensed under the Open Government Licence v3.0 (English Indices of Deprivation 2025, MHCLG). Deprivation is published for small areas (LSOAs), not for postcode districts, so SO53 spans several. We sampled 12 postcodes in SO53 that have recorded sales and 12 returned a row. The last column is the band's annual charge divided by the SO53 median sold price — a comparison of two published figures, not a rate anyone charges. It is not a mapping from price to band: a band records what a home was worth on 1 April 1991 and is set by the Valuation Office Agency, so it cannot be worked out from a 2020s sale price. Look up a specific band on GOV.UK. Instalment counts vary by authority, so the monthly column is simply the year over twelve.

Questions, answered

The SO53 report: your questions

What is the average house price in SO53?
The median sold price in SO53, Eastleigh was £385,750 across 250 recorded sales between 28 Nov 2025 and 21 Jul 2026. Most sales fell between £246,855 and £685,700. That is the median of real HM Land Registry transactions, not an estimate or a valuation.
How much is council tax in SO53?
SO53 is billed by Eastleigh, whose Band D charge for 2026-27 is £2,342 a year. Every band from A to H is listed on this page. A property's band is set by the Valuation Office Agency and there is no free per-address dataset for it, so we never guess an individual home's band — look it up on GOV.UK and read your row.
Which schools are near SO53?
The Department for Education's register lists 8 open schools within 3 km of the SO53 district centre, the nearest being Chandler's Ford Infant School (last Ofsted grade: Good). These are nearest by straight-line distance from the district centroid — they are not catchment or admission areas, which councils set individually and do not publish centrally.
Is SO53 a deprived area?
On the English Indices of Deprivation 2025, the 12 SO53 postcodes we sampled run from decile 3 to decile 10, with a median of decile 9 of 10 — where 1 is among the most deprived 10% of England and 10 the least deprived. Deprivation is published for small areas, not postcode districts, so a district like SO53 usually spans several. It is area context, never a judgement on an individual home.
Have there been planning applications near SO53?
The last check of the local planning authority register found 1137 applications within 500 m of the SO53 district centre; the most recent are listed on this page with their reference, description and status as the authority published them. For an up-to-the-minute search, use the planning tool with your full postcode.
Can I see what an individual address in SO53 sold for?
Yes — this page lists the 24 most recently sold doors of the 246 distinct addresses in the records we hold for SO53, each with its price and date. Addresses come from recorded sales since 1995, so a home that has never been sold does not appear; and we link an address to its own property page only where the match is certain, never by guessing.
How up to date are the SO53 sold prices?
Sold prices come from HM Land Registry Price Paid Data, covering sales up to 31 July 2026. The store is rebuilt monthly. New sales can take several weeks to appear in the official register after completion, so the very latest transactions may not show yet.
Does SO53 cover my exact street?
SO53 is the outward half of the postcode and covers the whole district, so the district-wide figures on this page are medians and ranges — not a valuation of any single property. The address list gives you the door-level picture, and the free checks take a full postcode.
