Cash buyer
A buyer whose purchase is not dependent on a mortgage or other lending. Their funds are immediately available, allowing a fast completion with no chain.
In simple terms
Someone who can buy without borrowing — no mortgage delay, no chain risk.
Example
We-buy-any-house companies are cash buyers. So are most BTL investors at auction.
If you're buying
Cash buyers can move in 7–28 days. They expect a discount (typically 15–25%) for that speed.
If you're selling
Cash-buyer offers often look low because the buyer prices their speed in. Auction usually beats them on net.
