  • Rear T1 Tree of Heaven x 1 (Ailanthus altissima) Following a recent limb failure and aerial inspection, the tree has been found to contain multiple cavities, deadwood, failed cable bracing, crossing limbs, and several included unions, together with declining historic pollard points. Due to its condition and its location within a busy public garden, we recommend carrying out a heavy crown reduction beyond the previous pollard points. This will reduce the load on the weakened structure and lower the risk of further branch failure while retaining the tree. Suggested work: Carry out a heavy crown reduction by reducing the scaffold framework approximately 4?6 metres below the existing pollard points to create a new pollard framework. This will remove the majority of the compromised upper crown, including defective unions, declining pollard heads, crossing limbs and deadwood, while significantly reducing end weight and wind loading on the remaining structure. The reduction will also provide the tree with the opportunity to establish a new cycle of vigorous regrowth from lower, more structurally suitable points, allowing the tree to be retained and managed safely through future cyclical pollarding.

WC2H 9LN, the sampled postcode sitting at that median: On the English Indices of Deprivation 2025, this postcode falls in decile 3 of 10 — where 1 is among the most deprived 10% of England and 10 the least deprived. It's area context for the wider neighbourhood, not a judgement on any individual home.

Contains public sector information licensed under the Open Government Licence v3.0 (English Indices of Deprivation 2025, MHCLG). Deprivation is published for small areas (LSOAs), not for postcode districts, so WC2H spans several. We sampled 12 postcodes in WC2H that have recorded sales and 12 returned a row. It is context for the neighbourhood, never a judgement on any individual home.

The last column is the band's annual charge divided by the WC2H median sold price — a comparison of two published figures, not a rate anyone charges. It is not a mapping from price to band: a band records what a home was worth on 1 April 1991 and is set by the Valuation Office Agency, so it cannot be worked out from a 2020s sale price. Look up a specific band on GOV.UK. Instalment counts vary by authority, so the monthly column is simply the year over twelve.

Questions, answered

The WC2H report: your questions

What is the average house price in WC2H?
The median sold price in WC2H, Camden was £915,000 across 208 recorded sales between 9 Jan 2020 and 15 Jun 2026. Most sales fell between £142,500 and £6,430,000. That is the median of real HM Land Registry transactions, not an estimate or a valuation.
Are house prices in WC2H going up or down?
Comparing the two most recent complete twelve-month periods in the records we hold, the median in WC2H moved from £699,000 (37 sales) to £958,500 (26 sales) — a change of +37.1%. Both periods are drawn from the same set of recorded sales, so they are directly comparable.
How much is council tax in WC2H?
WC2H is billed by Camden, whose Band D charge for 2026-27 is £2,208 a year. Every band from A to H is listed on this page. A property's band is set by the Valuation Office Agency and there is no free per-address dataset for it, so we never guess an individual home's band — look it up on GOV.UK and read your row.
Which schools are near WC2H?
The Department for Education's register lists 8 open schools within 3 km of the WC2H district centre, the nearest being The Royal Ballet School. These are nearest by straight-line distance from the district centroid — they are not catchment or admission areas, which councils set individually and do not publish centrally.
Is WC2H a deprived area?
On the English Indices of Deprivation 2025, the 12 WC2H postcodes we sampled run from decile 3 to decile 4, with a median of decile 3 of 10 — where 1 is among the most deprived 10% of England and 10 the least deprived. Deprivation is published for small areas, not postcode districts, so a district like WC2H usually spans several. It is area context, never a judgement on an individual home.
Have there been planning applications near WC2H?
The last check of the local planning authority register found 23365 applications within 500 m of the WC2H district centre; the most recent are listed on this page with their reference, description and status as the authority published them. For an up-to-the-minute search, use the planning tool with your full postcode.
Can I see what an individual address in WC2H sold for?
Yes — this page lists the 24 most recently sold doors of the 144 distinct addresses in the records we hold for WC2H, each with its price and date. Addresses come from recorded sales since 1995, so a home that has never been sold does not appear; and we link an address to its own property page only where the match is certain, never by guessing.
How up to date are the WC2H sold prices?
Sold prices come from HM Land Registry Price Paid Data, covering sales up to 31 July 2026. The store is rebuilt monthly. New sales can take several weeks to appear in the official register after completion, so the very latest transactions may not show yet.
Does WC2H cover my exact street?
WC2H is the outward half of the postcode and covers the whole district, so the district-wide figures on this page are medians and ranges — not a valuation of any single property. The address list gives you the door-level picture, and the free checks take a full postcode.
