  • Installation of 2 non-removable planters on the pavement adjacent to the cafe frontage. 1. Design and Appearance The proposed planters will measure 0.50m ? 1.2m ? 0.75m and will be constructed from natural wood. They will be finished in a dark grey colour to complement the existing streetscape and our restaurant frontage. The planters will be filled with high-quality, seasonal evergreen shrubs and flowers to enhance the visual amenity of the area, soften the urban environment, and support local biodiversity. 2. Layout and Pedestrian Access The planters will be positioned directly against the boundary of our premises at 1.2 m from the building line, ensuring that a continuous, unobstructed pedestrian thoroughfare of at least 2.0m is maintained. This ensures full compliance with local access guidelines and ensures the footway remains entirely accessible for prams, wheelchair users, and pedestrians. 3. Permanence and Safety These planters are designed to be "non-removable" in order to act as robust demarcation for our outdoor seating area, protecting seated patrons from passing vehicular traffic and preventing unauthorised street trading. They will be securely fixed to the pavement to ensure they cannot be moved or toppled. We hold current and valid Public Liability Insurance to cover the external area. 4. Maintenance and Upkeep The planters will be strictly managed and maintained by L?ETO. We commit to regular watering, pruning, and litter clearance within the planters to ensure they remain tidy and attractive at all times. If necessary, the planters can be unbolted and relocated by a professional contractor to allow for essential highway maintenance or utility works.

It's area context for the wider neighbourhood, not a judgement on any individual home.

Contains public sector information licensed under the Open Government Licence v3.0 (English Indices of Deprivation 2025, MHCLG). Deprivation is published for small areas (LSOAs), not for postcode districts, so W1K spans several. We sampled 12 postcodes in W1K that have recorded sales and 12 returned a row. The last column is the band's annual charge divided by the W1K median sold price — a comparison of two published figures, not a rate anyone charges. It is not a mapping from price to band: a band records what a home was worth on 1 April 1991 and is set by the Valuation Office Agency, so it cannot be worked out from a 2020s sale price. Look up a specific band on GOV.UK. Instalment counts vary by authority, so the monthly column is simply the year over twelve.

Questions, answered

The W1K report: your questions

What is the average house price in W1K?
The median sold price in W1K, Westminster was £3,800,000 across 250 recorded sales between 28 Sept 2023 and 22 Jun 2026. Most sales fell between £68,330 and £16,177,708. That is the median of real HM Land Registry transactions, not an estimate or a valuation.
Are house prices in W1K going up or down?
Comparing the two most recent complete twelve-month periods in the records we hold, the median in W1K moved from £3,250,000 (117 sales) to £3,700,000 (53 sales) — a change of +13.8%. Both periods are drawn from the same set of recorded sales, so they are directly comparable.
How much is council tax in W1K?
W1K is billed by Westminster, whose Band D charge for 2026-27 is £1,050 a year. Every band from A to H is listed on this page. A property's band is set by the Valuation Office Agency and there is no free per-address dataset for it, so we never guess an individual home's band — look it up on GOV.UK and read your row.
Which schools are near W1K?
The Department for Education's register lists 8 open schools within 3 km of the W1K district centre, the nearest being St George's Hanover Square CofE Primary School (last Ofsted grade: Good). These are nearest by straight-line distance from the district centroid — they are not catchment or admission areas, which councils set individually and do not publish centrally.
Is W1K a deprived area?
On the English Indices of Deprivation 2025, the 12 W1K postcodes we sampled run from decile 4 to decile 7, with a median of decile 6 of 10 — where 1 is among the most deprived 10% of England and 10 the least deprived. Deprivation is published for small areas, not postcode districts, so a district like W1K usually spans several. It is area context, never a judgement on an individual home.
Have there been planning applications near W1K?
The last check of the local planning authority register found 16829 applications within 500 m of the W1K district centre; the most recent are listed on this page with their reference, description and status as the authority published them. For an up-to-the-minute search, use the planning tool with your full postcode.
Can I see what an individual address in W1K sold for?
Yes — this page lists the 24 most recently sold doors of the 162 distinct addresses in the records we hold for W1K, each with its price and date. Addresses come from recorded sales since 1995, so a home that has never been sold does not appear; and we link an address to its own property page only where the match is certain, never by guessing.
How up to date are the W1K sold prices?
Sold prices come from HM Land Registry Price Paid Data, covering sales up to 31 July 2026. The store is rebuilt monthly. New sales can take several weeks to appear in the official register after completion, so the very latest transactions may not show yet.
Does W1K cover my exact street?
W1K is the outward half of the postcode and covers the whole district, so the district-wide figures on this page are medians and ranges — not a valuation of any single property. The address list gives you the door-level picture, and the free checks take a full postcode.
