Yield (rental)

The annual rent as a percentage of property value. Gross yield = annual rent / purchase price. Net yield deducts costs (management, voids, repairs, insurance, mortgage interest).

In simple terms

How much rental income a property throws off relative to what it costs.

Example

£12,000 rent / £150,000 price = 8% gross yield. Strong for residential UK.

If you're buying

Northern UK auction stock often delivers 7–10% gross yields. Use for portfolio decisions.

If you're selling

BTL investors price by yield — disclose rent history to anchor higher offers.
