A legal pack on a Victorian terrace might reveal a restrictive covenant against alterations — material to your offer.
If you're buying
Always read it (or pay a solicitor to). Once the hammer falls you're bound by whatever's in there, including special conditions.
If you're selling
A clear, complete legal pack uploaded early leads to higher hammer prices. Buyers price uncertainty.
